Phosphorus is your biggest deficiency — the high middle number is the priority. Use again at fall overseeding.
MAY
Stop the Bleeding
Active now
Raise mowing height to 3.5–4 inches
Do this first — costs nothing, immediate benefit. Never cut more than ⅓ of the blade at once.
This week
Sharpen or replace mower blade
Clean cuts reduce stress and improve color noticeably. Major visual difference.
This week
Spot spray broadleaf weeds
Target clover, dandelions, plantain with a lawn-safe broadleaf herbicide. Spot treat only — don't blanket spray unless weeds are everywhere.
Week 1
Apply starter fertilizer (18-24-12)
Directly fixes your P and K deficiencies. Avoid nitrogen-only products like 32-0-10. Water in after applying.
Week 2
Set up hose and timer for front yard
Faucet A → short run to front left. Faucet B → hose along right side of house, tight against foundation, around corner to front right. Use 75ft hose for the B run — measure first.
Week 2
Edge sidewalks and clean up borders
Cosmetic but motivating. Makes the lawn look more cared-for immediately — keeps you on the plan.
Week 3
JUNE
Build Strength
Coming up
Second round of weed spot treatment
Expect to need another pass. Goal is stopping weeds from going to seed before summer heat sets in.
Early June
Mow weekly at 3.5–4 inches
Consistent height matters more than frequency. Never scalp. Never take more than ⅓ of the blade.
Weekly
Let timers run deep watering 2× per week
Automated Tuesday and Friday mornings. Watch for dull or blue-gray grass — that's a thirst signal to increase run time.
Ongoing
Optional: patch thin front yard spots
Loosen soil, drop seed, lightly topdress, keep moist. Small repairs only — no full overseeding yet, soil is too warm.
Optional
JULY
Survival Mode
Coming up
Keep mowing high — critical in peak heat
Tall grass protects roots, shades soil, reduces evaporation. This is the most important thing you can do in July.
Weekly
Let timers run — skip after rain
Deep 2× per week continues. If you got 0.5in+ of rain in the last 48 hours, manually skip that cycle. A rain gauge takes the guesswork out.
Ongoing
Hold off on heavy fertilizer
Excess nitrogen in summer risks burn and disease. No fertilizer applications until August prep at the earliest.
Avoid
Make irrigation system decision by mid-July
If going permanent before fall: get quotes, check Stafford city permits, book plumber for water line tap. Deadline is mid-July to install and test before overseeding window.
Deadline
AUG
Preparation Phase
Pre-season
Buy supplies before the September rush
Quality tall fescue seed blend, starter fertilizer (18-24-12 again), compost for topdressing, spreader, aerator rental reservation. Shelves empty fast in September.
Early Aug
Choose quality seed — not bargain bags
Turf-type tall fescue blend with low weed content. Avoid contractor mix. Cheap seed leads to future frustration and thin results.
Early Aug
Reserve core aerator rental
Core aerators go fast at local rental shops in September. Call and reserve your slot now while you still can.
Early Aug
Final weed treatment before overseeding
Check your product label — many broadleaf herbicides require a 2–4 week wait before overseeding. Plan timing around this window or new seed won't germinate.
Mid Aug
Increase watering consistency in late August
Get soil active and receptive before renovation. Moist, prepared soil gives significantly better seed germination results.
Late Aug
Fall Money Season — Late Aug through Oct
One strong fall renovation can make next spring look dramatically different. Everything May–Aug leads to this.
FALL
The Transformation
Money season
1
Mow shorter than usual — one time only. Helps seed reach soil contact after aeration.
2
Core aerate the entire lawn. Your highest ROI task — reduces compaction, improves root growth, opens channels for seed and nutrients.
3
Overseed heavily with quality tall fescue. Dense turf naturally suppresses weeds long term — thin lawns invite them back.
4
Apply starter fertilizer (18-24-12). Your phosphorus deficiency makes this especially valuable at seeding time.
5
Switch watering to 3 short light sessions per day for 2–3 weeks. Seed must stay moist — not soaked, not dry. Return to deep 2×/week once grass sprouts.
6
If installing irrigation — finish before seeding. Trenching after overseeding destroys new grass and wastes your renovation effort.

Your two-faucet setup
A
Faucet A — side of house, near front
Short direct hose run to front left zone. One oscillating sprinkler. One hose timer. Simple and clean — no routing needed.
Covers: front left lawn (left of driveway)
B
Faucet B — back of house
Hose runs along right side of house, stays tight against foundation, turns the front corner with hose guides staked at the bend. One oscillating sprinkler at front right.
Covers: front right lawn (right of driveway) · Use 75ft hose — measure your path first
Use hose guides at the corner
Stake hose guides where the B hose turns from the side of the house to the front. Prevents the hose from pulling across the lawn edge when pressure kicks on each morning.

Smart habits
Skip after rain
Got 0.5 inches or more in the last 48 hours? Skip that cycle manually. A cheap rain gauge ($5–8) takes all the guesswork out of this.
Never water in the evening
Wet grass overnight invites fungal disease — a serious risk for tall fescue in Virginia summers. Always water early morning only.
Tuna can calibration test
Place empty tuna cans in each zone while running. You want roughly 0.5 inches of water per session (about half the can). Adjust run time up or down. Do once and you're dialed in all season.

Watering changes at fall overseeding
When you overseed in late August, flip to 3 short light waterings per day for 2–3 weeks to keep seed moist. Return to deep 2×/week once grass sprouts. If irrigation is installed before seeding, this runs fully automatically.

What this means
Your soil is not a disaster
pH is right where it needs to be. Calcium and magnesium are solid. CEC is decent. The problems are fixable nutrient deficiencies, not catastrophic soil damage.
Low organic matter is your biggest weakness
At ~1% vs the 3–5% target, the soil dries faster, stores fewer nutrients, and supports weaker roots. Fix: mulch mow clippings, compost topdress in fall, leave shredded leaves. This takes years but compounds dramatically.
Low P and K explain your lawn's weakness
Phosphorus drives root development and establishment. Potassium drives heat tolerance, drought resistance, and disease resistance. Low on both explains exactly why the lawn thins out under stress.
Skip the extras — you don't need them
Lime (pH fine), gypsum (Ca already high), magnesium products (Mg already high), micronutrient cocktails. These are money wasted for your specific soil profile.
Fertilizer recommendation based on your deficiencies
18 N 24 P 12 K
Starter fertilizer type. The high P (middle number) directly targets your worst deficiency. Reuse the same product at fall overseeding — it doubles as a seed-starter.
